Karnataka’s Chief Minister D K Shivakumar announced on Wednesday that the state is investing approximately Rs 1.5 lakh crore in the development of Bengaluru. He also revealed plans to implement a double floor area ratio (FAR) in tier-2 and tier-3 cities, a move aimed at facilitating the construction of high-rise buildings. The FAR serves as a regulatory measure that determines the extent of construction permitted on a given parcel of land.
During an address at Manyata Tech Park, Shivakumar emphasized the government’s commitment to enhancing traffic management. He stated, “We have already devised a plan for 350 km of metro connectivity, with aspirations to expand this to 500 km by next year,” highlighting the significant monthly increase of 30,000 newly registered vehicles in Bengaluru.
To alleviate traffic bottlenecks near Hebbal, the government has initiated a small tunnel road project. Additionally, a 40-km tunnel road within the city is under construction, with discussions set for the upcoming Cabinet meeting to expedite its progress. Shivakumar also mentioned plans for a 44-km double-decker flyover and a substantial 133-km flyover project, alongside the development of a 123-km Bengaluru Business Corridor.
Addressing the issue of high office rental costs in Bengaluru, Shivakumar noted that rents in the state’s tier-2 cities are significantly lower, being less than half of those in Bengaluru. He reiterated the government’s initiative to double the FAR in these cities to promote the construction of taller buildings.
The event, organized by the Department of Electronics, Information Technology, and Biotechnology, was an opportunity for the Chief Minister to engage with leaders from Global Capability Centres. Following the discussions, he indicated that the government plans to offer land at reduced rates to encourage industrial development in tier-2 and tier-3 cities.
