Following the recent inauguration of the Noida International Airport (NIA) by Prime Minister Narendra Modi, a total of 973 residential plots in the surrounding area have been made available for booking.
The Yamuna Expressway Industrial Development Authority (YEIDA) is offering these plots, located in Sectors 15C and 18 to the east of the Yamuna Expressway, as well as Sector 24A to the west.
These plots, situated north of the NIA, have received approval from the Uttar Pradesh Real Estate Regulatory Authority (UPRERA).
Plot Details, Pricing, and Application Process
The available plot sizes are 162, 183, 184, 200, 223, and 290 square meters (equivalent to 1,744, 1,970, 1,981, 2,153, 2,400, and 3,122 square feet, respectively), with a price set at Rs 36,260 per square meter. This translates to a total cost ranging from Rs 59 lakh to Rs 1.05 crore.
According to officials from the Authority, a 5% premium will be charged for plots facing parks or green belts, as well as for corner plots.
Interested individuals can now register on the YEIDA website, with the online application process open until May 6. Allotments will be conducted through a lottery system, with the draw scheduled for June 18. Separate drawings will occur for each category outlined below.
Of the total plots, 17.5% have been earmarked for farmers whose land has been acquired for the development projects related to YEIDA or the NIA in Jewar, along with another 5% reserved for operational industrial entities allotted by the Authority.
Additionally, certain plots are set aside for applicants belonging to Scheduled Caste and Scheduled Tribe categories. There is also a horizontal reservation of 5% of the total plots for persons with disabilities (PwD), with 1% specifically designated for visually impaired individuals.
Payment Procedures, Lease Terms, and Construction Regulations
All payments must be conducted online via the YEIDA website, with an application fee of Rs 600.
As per the Authority’s guidelines, successful applicants must pay the entire premium within 40 days from the receipt of the allotment letter. In exceptional cases, this deadline may be extended by the CEO or another authorized officer for a maximum of 30 days.
The leased plots will be available for a duration of 90 years from the date the lease deed is executed.
Allottees are required to adhere to YEIDA’s building regulations during construction and must obtain an occupancy certificate from the Authority within three years of completion.
The plots are designated strictly for residential use, and any commercial activities, including schools, crèches, offices, or clinics, are expressly prohibited.
Eligibility Criteria
Applicants must be at least 18 years old at the time the scheme is issued. The scheme is open to all Indian citizens who are not restricted by the Government of India or the Uttar Pradesh government from purchasing immovable property in the state.
Individuals may apply for only one plot per category.
Farmers are eligible to apply in the designated category only if their land has been acquired by YEIDA, and they have received compensation before the scheme’s closing date.
In the industrial category, only companies that have received allotment from the Yamuna Authority can apply.
