This picturesque scene, however, contrasts sharply with the turmoil unfolding in the Middle East, which is negatively impacting both business and consumer confidence in the area. As the spring selling season kicks off, the local housing market is feeling the strain.<\/p>\n
In response to soaring oil prices and rising inflation concerns, lenders swiftly withdrew numerous mortgage products within 48 hours following the outbreak of the conflict, substituting them with pricier alternatives. This shift has led many buyers and sellers to reconsider their plans, with some even choosing to withdraw from transactions entirely.<\/p>\n
According to Andy Wicking, director of the Charles Bainbridge estate agency, the atmosphere is characterized by “fear and uncertainty.” He remarks, “People are quite anxious, and there\u2019s a general sense of nervousness.” During the first quarter of this year, only 47% of homeowners who sought property valuations from Wicking proceeded to list their homes, a notable decline from the 68% recorded during the same period in 2025. This indicates that while homeowners are still interested in valuations, many are hesitating to act on them.<\/p>\n
First-time buyers, who typically have the least experience navigating a volatile market and the smallest deposits, are particularly cautious. Wicking notes, “The chains at the lower end are falling apart. These buyers are the ones the market truly needs.” <\/p>\n
Despite these challenges, Wicking, who has been in the real estate business for two decades, emphasizes that transactions are still occurring. He points out that life circumstances such as “deaths, debt, and divorce” will always necessitate sales. He stresses the importance of closing deals swiftly to mitigate buyer hesitation. “The longer a chain extends, the more remorse and fear can set in,” he explains. “It’s crucial to secure the offer and finalize the deal quickly.”<\/p>\n
For those properties that do reach the market, prices are beginning to decline. “The competition and confidence simply aren’t there anymore,” Wicking observes. A house he valued at \u00a3600,000 may now be listed at \u00a3575,000 to attract buyers, and surveyors are increasingly valuing properties lower than expected. As Wicking puts it, it\u2019s about finding the right “price to entice.”<\/p>\n
Canterbury’s historical cathedral and Roman walls reflect its rich heritage. Each home in the city center boasts unique characteristics, from Victorian terraces to Georgian townhouses and Tudor timber-framed buildings that lean playfully over the festooned streets. Wicking comments, “Here, purchases are often driven by emotion.”<\/p>\n
Additionally, Canterbury, with a population of under 100,000, is home to a blend of long-time residents and new arrivals from London seeking more spacious living options post-pandemic. Buyers from London can find properties here that offer comparable quality for significantly less money.<\/p>\n
Martin Short has faced difficulties selling his home for three years; he notes that viewings have “dropped dramatically since the conflict in Iran.” His property, a converted Georgian pub located in Bekesbourne, just outside Canterbury, has seen its asking price plummet from \u00a3750,000 to \u00a3525,000, impacted by high interest rates following the mini-budget from Liz Truss and uncertainty surrounding Labour\u2019s recent fiscal policies.<\/p>\n
While his agents are advocating for another price reduction, Short is hesitant, stating, “It\u2019s not about the price of our property; it\u2019s the lack of buyers able to move forward. The damage was done already, and now this situation has exacerbated it. Everyone is hesitant.” He has experienced two failed chains due to buyers needing to sell their own properties, including one woman attempting to relocate from Bristol, who remains in touch but is similarly unable to sell her flat. “We\u2019re stuck,” Short expresses.<\/p>\n
He mentions at least five other properties that have experienced price reductions. In the nearby town of Sandwich, one home has reverted to its price from two years ago. “It\u2019s not quite negative equity, but they certainly won\u2019t profit from it. Any value accrued over the past two years has vanished,” Short states.<\/p>\n
These challenges are not isolated to Canterbury; similar situations are unfolding nationwide. According to Halifax, property prices decreased by 0.5% in March compared to the previous month, bringing the average home price back below \u00a3300,000 to \u00a3299,677. Annual growth in property prices has slowed to 0.8%, down from 1.2% the month before.<\/p>\n
Brian Swint, an independent mortgage broker, finds himself navigating the shifting landscape between lenders adjusting their products and buyers and sellers attempting to adapt to new rates. “In just a month, we shifted from anticipating two or three interest rate cuts to expecting two or three hikes,” he notes. This rapid change has significant implications.<\/p>\n
As of Wednesday, the average two-year fixed-rate mortgage had risen to 5.90%, up from 4.83% at the beginning of March, marking the highest level since July 2024, according to Moneyfacts.<\/p>\n
Swint, who operates out of Brighton, believes that the prevailing anxiety may be unfounded. “The fear is palpable,” he observes. “Realistically, mortgage rates aren\u2019t excessively high, but people are understandably worried.” However, nearly one million homeowners are set to transition from five-year fixed deals this year, with those securing new agreements facing an average increase of \u00a394 per month, as reported by the Connells Group estate agency.<\/p>\n
This situation has arisen just as homeowners would typically consider putting their properties on the market after the winter months. “The timing couldn\u2019t be worse; this energy shock is hitting right when people are serious about moving,” Swint concludes.<\/p>\n
